performance measured against its competitive set. We adjust
rents and concessions on a monthly or quarterly basis to ensure the
best possible performance. We develop leasing plans with on-site
personnel or the brokerage community.
Annual review of the property’s value is measured against
current cap rates, comparable sales and the properties 10-year
cash flow projections to determine the most suitable time to sell
or recapitalize.
We conduct a periodic review of the indebtedness to determine refinance
possibilities measured against current interest rates, the cost to
do defease, and expert opinions as to future interest rate trends.
